1:MONEY MARKET FUNDS

A money market fund is an investment that pools money from many investors and invests it in short-term financial instruments such as treasury bills, eligible bank deposits and other money-market securities.

Instead of researching and buying every investment yourself, you allow a professional fund manager to manage the portfolio according to the fund's investment policy.

For example, imagine you have ₦500,000 in savings. Rather than leaving all of it idle, you could compare regulated money market funds to determine whether one suits your needs.

If a fund achieved an illustrative annual return of 18%, your investment would generate ₦90,000 over a full year before fees and other adjustments, assuming that return remained constant. Actual returns fluctuate and are not guaranteed.

WHY MONEY MARKET FUNDS ARE WORTH CONSIDERING
They can provide access to professionally managed investments without requiring you to purchase individual securities. Some funds also offer convenient redemption arrangements.

Before investing, check the minimum investment, management fees, current yield, withdrawal conditions and regulatory status of the provider.

Remember that a money market fund is not the same as an ordinary bank savings account. Your capital is not automatically guaranteed, and the time required to receive withdrawals varies between funds.

2:TREASURY BILLS

Treasury bills are short-term investments issued by the government. When you buy a treasury bill, you are effectively lending money to the government for a specified period in exchange for a return.

For example, instead of leaving ₦1,000,000 idle in your account, you could consider investing it in treasury bills. Your actual earnings would depend on the rate available when you invest, the purchase price and the maturity period.

If the effective annualized return were 15%, a simplified illustration for a full year would be ₦150,000 before applicable fees and taxes.
This is only an example, not a statement of the current treasury bill rate.

WHY YOU SHOULD CONSIDER TREASURY BILLS
Treasury bills are generally regarded as relatively low-risk naira investments because they are backed by the government. They also have defined maturity dates, making them useful when you know approximately when you will need your money.

However, they are not entirely risk-free. You should understand the maturity terms and avoid investing money that you may need urgently. If you sell before maturity, your proceeds may differ from what you expected.

Treasury bills may be suitable for people who want to preserve money while earning a return without operating a business.

3:FIXED DEPOSIT ACCOUNTS

A fixed deposit is an arrangement in which you place money with a bank for an agreed period in exchange for interest.

For example, suppose you have ₦2,000,000 that you do not intend to use for the next year. A bank offers an illustrative annual interest rate of 14%. If that rate applies to the entire amount for one year, the gross interest would be approximately ₦280,000 before applicable deductions

The main advantage is that the interest rate is generally agreed upon in advance, making it easier to estimate your earnings.

WHY FIXED DEPOSITS CAN BE USEFUL
They may help you resist the temptation to spend money intended for a future goal. You can also compare offers from different banks to see which provides suitable terms.

However, do not commit your entire savings to a fixed deposit. You may face a penalty or reduced interest if you withdraw early.

Before accepting an offer, ask the bank to explain the effective interest rate, maturity date, applicable charges, early withdrawal conditions and relevant deposit insurance arrangements.

4:GOVERNMENT BONDS

Government bonds are investments through which you lend money to the government for a longer period than you would with treasury bills.

Depending on the bond, you may receive periodic interest payments and repayment of the principal at maturity.

For example, imagine you invest ₦5,000,000 in a bond with a hypothetical annual coupon of 16%. The stated annual coupon would be ₦800,000 before applicable deductions, assuming the full amount is held for the year.

However, the coupon rate is not necessarily the same as the yield you earn when purchasing a bond. The purchase price, remaining maturity and market interest rates all matter.

WHY YOU SHOULD CONSIDER GOVERNMENT BONDS

Bonds may help people plan future expenses, build a retirement portfolio or receive scheduled interest income.

They can be particularly useful when you understand the payment schedule and can match it to your financial needs.

The major risks include inflation, changes in market interest rates and the possibility of receiving less than you paid if you sell before maturity.

Do not invest money that you will need immediately in a long-term bond without understanding the exit options.

5:MUTUAL FUNDS

A mutual fund collects money from many investors and invests it in assets according to a defined investment strategy.

Some funds focus on short-term securities, some invest in government and corporate bonds, while others invest in shares or a mixture of assets.

For example, a conservative investor might consider a fixed-income fund, while someone seeking long-term growth might explore a diversified equity fund.

The important thing is to understand what the fund actually invests in rather than choosing it simply because someone recommends it.

WHY MUTUAL FUNDS CAN HELP YOU
They provide access to professional investment management and can spread your money across multiple securities.

This can be helpful if you do not have the time or expertise to research every investment independently.

However, diversification does not eliminate losses. A stock fund can decline significantly during a market downturn, while a bond fund may lose value when interest rates change.

6:NIGERIAN STOCKS

Buying shares means purchasing an ownership interest in a company listed on the Nigerian Exchange.

You may earn money if the share price rises or if the company declares dividends. However, neither outcome is guaranteed.

For example, if you purchase shares worth ₦500,000 and their market value increases by 20%, your holdings would be worth ₦600,000 before transaction costs and taxes.

If the share price falls by 20%, the same holdings would be worth ₦400,000.

WHY PEOPLE INVEST IN SHARES
Shares offer the potential for long-term wealth creation. They also allow investors to participate in the growth of businesses across different industries.

However, you should not buy a stock simply because its price is rising or because someone claims it will make you rich.

Research the company's revenue, profit, debt, cash flow, competitive position and valuation. Consider diversifying across companies and industries rather than depending on one business.

Shares are generally more suitable for money you can leave invested for several years, because short-term prices can be unpredictable.

7:REAL ESTATE

Real estate involves investing in land, houses, shops, offices or other properties.
There are two common ways to earn from property: collecting rental income and benefiting from an increase in the property's value.

For example, imagine you purchase a property for ₦20,000,000 and receive ₦1,500,000 in annual rent. Your gross rental yield would be 7.5%.

However, your actual return would be lower after accounting for repairs, vacancies, insurance, taxes, management costs and other expenses.

WHY REAL ESTATE CAN BE ATTRACTIVE
Property can provide rental income and may appreciate over the long term. It can also become a valuable family asset when purchased and managed properly.

Nevertheless, property is not automatically profitable. A house can remain vacant, land can be difficult to sell, and legal disputes can tie up your money for years.

Before purchasing land or a building, independently verify the title, survey, planning status, ownership history and any existing claims. Do not pay simply because a seller promises that the property will double in value.

8:REAL ESTATE INVESTMENT TRUSTS

Real Estate Investment Trusts, commonly called REITs, allow investors to obtain exposure to property portfolios without purchasing an entire building.

Instead of raising millions of naira to buy a property, you may be able to purchase units or shares in an eligible property investment vehicle.

Depending on the REIT, its assets may include residential, commercial or other income-producing properties.

WHY REITs MAY BE USEFUL
They can make property investment accessible to people with smaller amounts of capital. Some REITs also distribute income generated by their underlying assets.

However, REITs carry risks. Their market prices can fall, rental income can decline, and distributions may change.

Before investing, research the properties held, the manager's reputation, fees, regulatory status and the ease of selling your units.

9:DOLLAR-DENOMINATED INVESTMENTS

Dollar-denominated investments may help you diversify your exposure beyond the naira.

Depending on your circumstances and eligibility, you could research dollar deposits, regulated dollar-denominated funds or other authorized foreign-currency investments.

For example, suppose you invest $1,000 in an investment that earns a hypothetical 5% over one year. You would have $1,050 before fees and taxes, assuming the return is achieved.

However, your final naira value would depend on the exchange rate when you convert the money and the fees charged.

WHY CURRENCY DIVERSIFICATION MAY MATTER

It can be useful if you expect to pay future expenses in dollars, such as overseas education, travel or relocation.

But buying dollars is not automatically an investment that generates income. If the dollar simply sits in an account, your return may be limited, and account fees or exchange-rate changes can affect its value.
Compare the actual investment return, exchange-rate exposure, fees and withdrawal conditions. Avoid borrowing money to speculate on foreign currencies.

10:A PROFITABLE BUSINESS

A well-managed business can provide an opportunity to generate income and build wealth, particularly when you understand the market and have reliable customers.

Examples include foodstuff distribution, wholesale trading, building materials, gas retailing and other businesses with proven local demand.

Imagine you invest ₦2,000,000 in a business and it produces ₦100,000 in monthly net profit after all operating expenses. If the profit remains consistent for a full year, you would earn ₦1,200,000.

This is an illustration, not a promise. Your business could make less profit or even lose money.

WHY BUSINESS INVESTMENT CAN BE ATTRACTIVE

You can influence the outcome through pricing, customer service, stock management, cost control and marketing.

However, business investment requires time, discipline and accurate records. High sales do not necessarily mean high profit.

Separate your personal money from business funds, record every transaction, monitor stock, control credit sales and calculate your actual net profit.
